Lot No. 26 averages approximately 140 feet wide by 330 feet deep and has about 140 feet of lake frontage containing 1.3 acres. It is our understanding that this is a buildable lot as defined by the St. Louis County Zoning Ordinance. Prospective leaseholders are urged to confirm this fact before submitting an offer.
Lot No. 26 is mostly high ground with rolling topography and a moderate slope down towards the water. Tree cover consists primarily of quaking aspen and birch. Prospective leaseholders are encouraged to make their own on-site inspection of the property.
RESERVOIR WATER LEVELS:
The Whitewater-Colby Lake Reservoir System is a water storage facility that is used in operations for mining, coal-fired system electric power generation at the Laskin Energy Center and future Laskin Energy Park manufacturing tenants. As a result, water level fluctuations on the reservoir system can occur at any time. For more detail on the operation of Whitewater Lake Reservoir, refer to Minnesota Power’s Disclosure, item 8.
DIRECTIONS:
From Biwabik, Minnesota: Travel east on Highway 135 for two miles to Aurora, Minnesota, then easterly for two miles on Highway 100, then east for 4 miles on Highway 110 to the subdivision. The subdivision is located on the drive to Fisherman’s Point Campground. A wood routed sign showing the lots is located at a small parking spot adjacent to the campground, and a primitive trail passes through the lots for viewing the properties. [You can reach Biwabik, Minnesota from Duluth via Highway 4; from Highway 53 you can reach Biwabik via Highway 135.]
FEES/OFFERS:
No rent is due in the current year. The yearly lease fee for 2008 on this lot is based on 2.5% of the lot value (adjusted annually). Leaseholders are also required to pay all taxes assessed on the lot and any taxable structures built on the property.
