Lot No. 1 averages approximately 175 feet wide by 600 feet deep and has about 230 feet of lake frontage, containing approximately 2.2 acres. RESERVOIR WATER LEVELS:
Whiteface Reservoir is a water storage reservoir used in association with Minnesota Power’s hydroelectric power generation downstream on the St. Louis River. Federal licensing requires Minnesota Power provide specific water releases from the Whiteface Reservoir Dam throughout the year, which may effect water levels under certain conditions. In most years, the reservoir is full during the summer months. The shoreline is very shallow and muddy which makes the lot ore suitable to non-motorized watercraft use.

DIRECTIONS:
Road access is north from Duluth on County Road No. 4 to Camp 26 Road, then N.E 4.5 miles to W. Linwood Lake Rd, 1.4 miles to South Branch Trail following the directional signs to the lot.

FEES/OFFERS:
No rent is due in this current calendar year. The yearly lease fee for the next calendar year on this lot is based on 2.5% of the lot value (adjusted annually).  The yearly lease fee for 2010 on this lot was estimated to be $2387.50.  Leaseholders are also required to pay all taxes assessed on the lot and any taxable structures built on the property.  The Taxes assessed on this lot in 2010 are $1,064.90.
