Even though you are not required to build on your lease lot, most people build a cabin or a year-round home.
For all construction you must follow local zoning ordinances.  If you choose to build, keep in mind that year-round occupancy, following Minnesota Power and local zoning approval, is allowed provided you install a proper water supply and an appropriately constructed sewage treatment system.

Tree Removal and Landscaping

Tree removal is permitted for safety as well as for building construction and lot improvements.  Shoreline areas should retain their natural tree cover.
Landscaping can be done to improve your lot.  We'll be happy to advise you on specific projects, such as driveway placement.
Minnesota Power must approve tree removal and any landscaping work prior to the work being done.

Shoreline Modifications

With prior approval from Minnesota Power and the Minnesota State Department of Natural Resources, shoreline modification to improve water access and control shoreline erosion is permitted.
