Lot No. 5 is mostly high ground with rolling topography, a wetland area toward the front of the lot, and a moderate to steep slope down towards the water. Tree cover consists primarily of white and yellow birch, quaking aspen, pine and balsam fir. Prospective leaseholders are encouraged to make their own on-site inspection of the property. All leaseholders are required to cooperatively maintain private access road. There are no construction assessments on the property.
Warning: Winter lake ice conditions are unpredictable on area lakes, as well as above (on Garden Lake Reservoir) and below (on Fall Lake) the Winton Hydro Dam Development due to strong water currents throughout the winter.
DIRECTIONS:Road access is east from Ely, Minnesota on the Fernberg Road approximately three (3) miles to the access road (about ¼ mile past the Garden Lake bridge crossing), then north (left) on the Fall Lake Subdivision access road for approximately one-quarter mile, following the directional signs to the lot.

No rent is due in 2006. The yearly lease fee for 2007 on this lot is based on 2.5% of the lot value (adjusted annually). Leaseholders are also required to pay all taxes assessed on the lot and any taxable structures built on the property.
